Today I want to set the record straight about what Lead Gen really means, then explain the <em>multiple<\/em> reasons you need your own real estate website, beyond just leads.<\/p>\n\n\n<p><img decoding=\"async\" src=\"http:\/\/media3.giphy.com\/media\/vEcyRJ5yysqk\/giphy.gif\" alt=\"Are you ready?\" loading=\"lazy\" width=\"636\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #3796f0;\">Let\u2019s break down a few terms <em>(humour me here:)<\/em><\/span><\/h2>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Generate<\/strong>: to bring into existence; cause to be; produce.<\/li><li><strong>Lead<\/strong>: Someone or something that may be useful, especially a potential customer or business opportunity.<\/li><li><strong>Website<\/strong>: Location connected to the Internet that maintains one or more pages on the World Wide Web.<\/li><\/ul>\n\n\n\n<p>Based on the definitions above, Lead Generation technically means <em>\u201cProduce a potential customer.\u201d<\/em> Furthermore, a website is a location on the web &#8211; in your case it\u2019s a tool for helping you run business.<\/p>\n\n\n\n<p>Now that we\u2019re all on the same page regarding definitions, let me ask you this:<\/p>\n\n\n\n<p><span style=\"color: #3796f0;\"><strong>When you purchased your smartphone and set up a line for your real estate business, did you ask the cell service provider if the monthly fee includes <span style=\"text-decoration: underline;\">lead generation<\/span>?<\/strong><\/span><\/p>\n\n\n\n<p>Probably not.<\/p>\n\n\n\n<p><em>Why?<\/em> Because cell phone companies don\u2019t do your real estate marketing for you.<\/p>\n\n\n\n<p>They provide you with a tool that will enable&nbsp;your marketing<em> (the phone and phone plan)<\/em> but they do not guarantee that your new tech&nbsp;is going to<em> \u201cProduce a potential customer\u201d <\/em>for you.<\/p>\n\n\n<p><img decoding=\"async\" src=\"https:\/\/b.realtyninja.com\/blog\/wp-content\/uploads\/Tech.jpg\" alt=\"Real estate agents using technology\" loading=\"lazy\" width=\"636\"><\/p>\n\n\n\n<p>Producing potential customers has always and will always require the art of <strong>HUSTLE<\/strong>. There is no website, smartphone or any other tool that will replace good old fashioned hustle.<\/p>\n\n\n\n<p>Real estate websites like <a href=\"https:\/\/www.realtyninja.com\/katana?ref=thedojo-5534\" target=\"_blank\" rel=\"noopener\">the ones we provide<\/a>, can absolutely generate leads for you&#8230; but the <strong>quality and quantity<\/strong><strong> of those leads<\/strong> are in direct relation to the amount of <strong>effort<\/strong> <strong>you put into your site<\/strong>.<\/p>\n\n\n\n<p>For example, if you&#8217;ve got yourself a beautiful website with all the bells and whistles, you&#8217;re already ahead of most agents to begin with. There are tons of tools out there to HELP you&nbsp;&#8212; to assist your hustle. But none can replace it.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\"><span style=\"color: #3796f0;\">Other Reasons Why REALTORS\u00ae Need Their Own Website<\/span><\/h1>\n\n\n\n<p>To recap, lead generation only works as hard as you do. Tools such as your website can increase and amplify your conversion rate.<\/p>\n\n\n\n<p>Having said that, there are tons of agents reading this who have all the leads they will need for the next year. They don\u2019t need further lead generation help\u2026 so they don\u2019t need a website then&#8230;.<em> right?<\/em><\/p>\n\n\n\n<p><strong>Wrong. ABSOLUTELY&nbsp;wrong.<\/strong><\/p>\n\n\n<p><img decoding=\"async\" src=\"https:\/\/media.giphy.com\/media\/yFnEpOld5k2I\/giphy.gif\" alt=\"Bruce Lee Thinks You Need a Real Estate Website\" loading=\"lazy\" width=\"636\"><\/p>\n\n\n\n<p>Every REALTOR\u00ae in 2017 should have a website. If you don\u2019t, <strong><a href=\"https:\/\/www.realtyninja.com\/website?ref=thedojo-5534\" target=\"_blank\" rel=\"noopener\">here&#8217;s where you can get one right now<\/a>!!!!!<\/strong><\/p>\n\n\n\n<p>A website is many things\u2026 a multi-tool if you will. Here are 5 reasons why real estate agents <strong>NEED<\/strong> to have <span style=\"text-decoration: underline;\">THEIR OWN<\/span> website before the end of this year\u2026 no excuses:<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">1.) Increasing Your Brand Awareness<\/h2>\n\n\n\n<p>When agents invest in outdoor advertising on bus benches, bike racks, local events and more, they are investing in local brand awareness.<\/p>\n\n\n\n<p>The same can be done on a website, in a more modern way. Only difference is that your website isn\u2019t a physical part of the community that people walk or drive past.<\/p>\n\n\n\n<p>Then how do you get your real estate website in front of the local community?<\/p>\n\n\n<p><img decoding=\"async\" src=\"https:\/\/b.realtyninja.com\/blog\/wp-content\/uploads\/instagram-hashtag.jpg\" alt=\"Instagram hashtag search for finding real estate leads\" loading=\"lazy\" width=\"636\"><\/p>\n\n\n\n<p>Social media and your blog are an awesome place to start. Write blog articles that are relevant to your ideal target audience. These articles will organically attract search traffic from Google, etc.<\/p>\n\n\n\n<p>Once your blog posts are&nbsp;published,&nbsp;go out and share those posts with your community on social media.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">2.) Showcasing Your Current &amp; Sold Listings<\/h2>\n\n\n\n<p>I&#8217;ve said this before and I\u2019ll say it again, your listings are the lifeblood of your business. A handout that lives online and represents them 24\/7 &#8212; even while they are sleeping.<\/p>\n\n\n\n<p>If this is the case for you, be sure to set up your \u201cbrochure\u201d for success. It should <strong>clearly<\/strong> include a few essential components, such as:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>A bio write up or video<\/li><li>The community or area you serve<\/li><li>Your real estate marketing strategy<\/li><li>Your unique selling proposition<\/li><li>Your contact information and photo<\/li><\/ul>\n\n\n\n<p>Usually, a brochure comes fully equipped with an action at the end. Be sure to include this call to action on your site as well\u2026 whether it\u2019s <em>\u201cCall Me\u201d<\/em> or<em> \u201cSubscribe to my Mailing List\u201d<\/em> or whatever else.<\/p>\n\n\n\n<p>Even if you\u2019re not actively promoting your website, those visitors who find it should have a clear path or<em> \u201cfunnel\u201d<\/em> to follow.<\/p>\n\n\n<p><img decoding=\"async\" src=\"https:\/\/b.realtyninja.com\/blog\/wp-content\/uploads\/bacon-real-estate.jpg\" alt=\"Bacon makes everything better\" loading=\"lazy\" width=\"636\"><\/p>\n\n\n\n<p>After&nbsp;creating&nbsp;their &#8220;Brochure&#8221; website, and identifying their call to actions, some REALTORS then decide to invest $$$&nbsp;on paid ads to send traffic to it.<\/p>\n\n\n\n<p>This tactic can produce leads for you. However, &nbsp;the leads will typically be&nbsp;lower in quality than if you invested time into becoming a&nbsp;valuable online resource for your clients.<\/p>\n\n\n\n<p>Both sides have their merits, just depends on your business objectives and strategy.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">4.) Earning Trust &amp; Building Credibility In Your Market<\/h2>\n\n\n\n<p>Trust and credibility are immensely important to people&nbsp;when it comes to transacting their home. Your website should help build trust with your visitors, the same way you would in person.<\/p>\n\n\n\n<p><span style=\"text-decoration: underline;\"><strong>Let me paint a picture for you:<\/strong><\/span> Let\u2019s say you meet a potential client at an event, and you have a great conversation about real estate and the current state of the market. The potential client finds you to be full of great information.<\/p>\n\n\n\n<p><em>You made an impression!<\/em><\/p>\n\n\n\n<p>After the event, the prospect looks you up online, finds your website, and is confused. There is no original content or information on the site\u2026 nothing about you, no testimonials, no services, no social media links\u2026 nothing!<\/p>\n\n\n\n<p>Just the basic out-of-the-box website you signed up for then ignored for three years. Your personable, professional demeanour is not nearly translated through this&nbsp;website. <strong>Boooo.<\/strong><\/p>\n\n\n<p><img decoding=\"async\" src=\"https:\/\/media.giphy.com\/media\/jpaf7BYNTPSsE\/giphy.gif\" alt=\"bad website\" loading=\"lazy\" width=\"636\"><\/p>\n\n\n\n<p>Don\u2019t let this happen to you. Be sure that your website accurately depicts&nbsp;the caliber of your business interactions.<\/p>\n\n\n\n<p>Include your high quality testimonials, any awards or accolades that you have earned in your career, any community or charitable contributions!<\/p>\n\n\n\n<p>Heck, even sharing your personal and professional beliefs through a brief write up or video can align people with your brand. Get on it!<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">5.) Engaging With &amp; Capturing Potential Leads<\/h2>\n\n\n\n<p>I&nbsp;saved this for last on purpose. To bring things full circle before wrapping&nbsp;up this article&#8230; let\u2019s talk about engaging and capturing potential leads.<\/p>\n\n\n\n<p>This is a different activity than<em> generating leads<\/em>. Lead Generation would be your top-level strategy, whereas Engagement + Lead Capture would be tactics you use to accomplish that strategy.<\/p>\n\n\n\n<p>As we already deciphered, the term <em>&#8220;generating&#8221;<\/em> means <em>\u201cto produce,\u201d<\/em> whereas the term Capturing means <em>\u201cto take into one\u2019s possession.\u201d<\/em><\/p>\n\n\n\n<p>That being said, before you can capture a lead\u2019s contact info using a form or feature on your website, you must connect with them&nbsp;on some level, and massage their interests.<\/p>\n\n\n\n<p><span style=\"text-decoration: underline; color: #3796f0;\"><strong>Here&#8217;s a&nbsp;classic example of engaging a lead and then capturing their info:<\/strong><\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Someone visits your website and falls in love with one of your Featured Listings. They checked out the HD listing photos, watched the video, read the <a style=\"color: #000000;\" href=\"https:\/\/www.realtyninja.com\/blog\/\/freebie-write-listing-descriptions-that-sell-aida-template?ref=thedojo-5534\" target=\"_blank\" rel=\"noopener\">extremely well written listing description<\/a>.<\/span><\/p>\n\n\n\n<p>You finish your awesome listing description with a call to action that says <em>\u201cUse the form below to request a private showing of this property.\u201d<\/em><\/p>\n\n\n\n<p>So the user scrolls down, and submits their information in the <strong>Lead Capture<\/strong>&nbsp;fields, just like you asked!<\/p>\n\n\n\n<p>Boom, a new lead appears in your inbox. Time to get your <span style=\"text-decoration: underline;\"><em>HUSTLE ON<\/em><\/span>!<\/p>\n\n\n\n<p class=\"has-text-align-center\"><span style=\"color: #3796f0;\"><em>[-_-]~~~ Ninja Tip: Remember, no tool &#8211; website, phone, CRM, social media &#8211; nothing will ever replace your professional hustle.)<\/em><\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Real Estate Sales = Marketing&nbsp;+ Hustle<\/h2>\n\n\n\n<p>Ultimately, pretty much every sales based business model out there requires leads in order to survive.<\/p>\n\n\n\n<p>Even though the five website uses&nbsp;I&#8217;ve listed in this article aren&#8217;t all directly involved with lead generation, they <span style=\"text-decoration: underline;\">all<\/span> play their role in the overall marketing strategy.<\/p>\n\n\n\n<p><strong>Branding<\/strong> yourself over time will produce leads, growing your <strong>credibility<\/strong> and <strong>trust<\/strong> will too.
